HD Homes Pty Ltd was registered in September 2013. The Director and Licensed builder behind HD Homes, Michael Howse has been the construction industry for over 15 years.
Does HD Homes hold the appropriate licence?
HD Homes holds a Low-Rise Builders Licence in Queensland which is issued by the QBCC. You can find out more information about the scope of works for a low-rise licence here, and do a licence search here.
What Insurance does HD Homes have?
HD Homes has Contract Works Insurance, Third Party Liability Insurance and an Accident Insurance Policy with Workcover Queensland.
What insurance will my project need?
In Queensland, any project over $3,300 requires a Home Warranty Insurance Policy issued by the QBCC. This insurance, payable by the contractor, protects homeowners against defective or incomplete building work and subsidence.
If you’re renovating an existing home, confirm with your home insurer that they will cover the existing structure. The insurance mentioned above only covers new work, not existing structures. Many home insurance companies won’t insure your existing structure if your renovation exceeds $50,000. In these cases, we can add the existing structure to our Construction Works Policy for the duration of the build for an additional fee.
Does HD Homes use Sub-Contractors, or do you have Employees?
Both. HD Homes employee full time carpenters and carpentry apprentices but also have several carpenters that sub-contract to us on a regular basis and have been using these same carpenters for over 6 years.
Do we have to use the suppliers recommended by HD Homes?
At HD Homes, we have established strong relationships with our suppliers, many of whom we have worked with for several years. Consequently, they offer exceptional service, high-quality products, and provide excellent value for our clients. Furthermore, we are always happy to accommodate any other suppliers that our clients prefer. In fact, HD Homes is committed to going the extra mile to find a new supplier that meets our clients’ specific needs.
For instance, some of our trusted suppliers include Recce, ABI, Doyle Timber & Hardware, The Tile Mob, The Good Guys, Civic Showscreens & Wardrobes, Bradnam’s Window & Doors and The Pool Tile Company.
Who will be my main point of contact when building with HD Homes?
Michael, the director of HD Homes will be your main point of contact from your initial enquiries, during construction and post construction. Michael will be contactable via phone and email during business hours.
How will we interact during the project?
Throughout the construction prosses we conduct a weekly onsite meeting with our clients. We also follow up these meeting with emails and find email the best form of communication. We are contactable via phone during business hours.
How many projects do you have going at the same time?
HD Homes is a small family run building company so we generally run one large project at a time and we may have 1 or 2 smaller projects running during the major project.
Does HD Homes include the Q Leave levy in their contract?
Yes, we include this levy in our contract total and pay it on behalf of our clients. Many clients aren’t aware of this levy, which can come as an unexpected extra cost.
Q Leave provides long service leave to workers in Queensland’s building and construction industry, along with funding for Work Health and Safety and Construction Skills Queensland.
The scheme is funded by a levy of 0.575% on the total cost of all construction work in Queensland costing $150,000 or more (excluding GST). You can find out more here.
